我哋今次再詳細啲去講 租屋 當中嘅流程。 搵盤 首先,普遍都會上去rightmove 或 zoopla 搵盤,agents 係會有啲未放上市場嘅盤告知我哋,但資料就未必完全齊備,例如未有內部相片、未有確實起租日期、甚至未有確實定價等,所以,主力都係靠以上兩個渠道係最多最齊最集中。 當見到啱心水嘅盤,主要都係用電話聯絡地產經紀(agent),有時打電話打咗好多次都冇人聽,就先爭取時間上網填咗啲基本資料俾agent 先,希望喺你未打到電話之前佢會主動搵你(當然呢個機會好微,但都有幸試過agent自動打返電話嚟嘅)。打得通呢個電話搵啱人你就成功咗第一步,agent或會直接安排睇樓時間,但如果間屋仍然有租客住緊,agent就要稍後和租客夾好時間才覆你。留意番,如果agent好耐都冇搵返你嘅話,你需要再打電話去跟進,因為有時佢哋係會唔記得咗,又或者曾經嘗試搵過你一次你冇聽電話佢哋就唔會再搵你,直接放棄你。 另外,有時見到啲盤經OpenRent出租,即係由業主自己放盤,不經地產經紀,約睇這類型嘅盤最直接就係上OpenRent嘅平台搵返個盤出嚟,然後send message俾個業主,講自己background,希望業主選中你,安排你去約睇。 睇屋&出Offer 睇屋當日,agent 會大概講一次間屋各樣嘢俾你知,有任何疑問請當刻問清楚,同agent傾過嘅重要事項請你出Offer嘅時候清楚寫明,免得之後口同鼻拗,例如你見到隻窗爛咗而agent話業主會整返,你就喺出Offer時寫明 “assumed the broken window in kitchen will be repaired before tenancy starts”。出offer主要係填offer form 或者出個offer email, 之後再補電話確認agent收到你嘅offer。出offer時,要列明租金、租期、起租日期、會否俾upfront, 會俾幾多個月等。跟住就係講出你對間屋嘅要求,例如要做專業清潔,要油油,要處理牆身發霉,同埋先前提及嘅一啲特別事項等。 而每個agent收到offer後做法都可能不同,有啲一收到有人出offer,就會交俾業主睇吓接唔接受。有啲就等吓先,收齊晒先一次過交俾業主決定揀邊一個。所以,如果有心租嘅話,唔好拖得太耐,盡快決定然後通知agent,成功機會就會大啲。 當業主
